This leaves room for those unknown expenses that can eat into your budget. 1. Wake up from sleeping in on a Sunday and get your grind on... 2. Go look at potential real estate investments. 3. Take notes on all of the repairs that will need to be made to each property. 4. Estimate cost of repairs, and then add in budget for stuff you didn't catch (plumbing, hvac, etc) 5. Estimate cost of enhancements (Granite, hardwood floors, etc) 6. Estimate what you can sell the house for (be conservative) 7. Place a 'no lose' bid on the property. 8. Wait to see if you got it, but keep looking at more properties in case you didn't get it. Typically using banks to finance investor deals, you need to have a minimum of 20% of the purchase price for your down payment, which can be from cash you have saved up, or from equity in another property, or money from sources other than the bank you use to finance the deal... My team has made anywhere from $18,000 to $60,000 on different flips we have done. So far we have flipped about 12 properties and currently lease about 20 properties. For those of you who want to flip real estate and maybe are just getting started, pay really close attention to the core elements of this recent house that I flipped for profit. I can't stress this enough but one of the top secrets in flipping houses for beginners and even advanced investors is to flip houses that only need cosmetic fixes. So lets take a look at a recent house that I flipped and run through the examples of what went on. Now as a real estate investor, there are several reasons that you should jump all of this property right here. Number one, it's attractive as you can see, it has curb appeal. It's got a good roof, siding, its got the brick fassaude in the front. It's just a really nice property. Number Two, it's located in a good neighborhood. So in your area you will know what's good and what's bad, and this particular property, it was a really nice neighborhood. And number three, I'm going to show you in a minute, this was a 100% percent easy fix and flip. The cosmetic way, just the way you should do it. So this is the way that flipping should be, let's take a look. On the inside of this pretty cosmetic property, the outside you just saw looked really clean and good, on the inside this was a one owner home. It was 40 or 50 years old and the owner just liked it the way it was. So as you can see there is a really heavy wear pattern in the beautiful green carpet, the walls are a little bit dingy and off base, they were kind of dirty in the other rooms and the light fixtures, you can see in some of these pictures that the light fixtures were 40 years old as well. Other than that, the bones of this property are really solid. So the cosmetic fix and flip on this was really simple. It was putting in new carpet, putting in new light fixtures and having the painter come paint. And then the only other thing that we did was we put updated door handles on the bedroom doors. That was it, let's take a look at house this turned out. iTunes Real Estate Investing Podcast: https://itunes.apple.com/us/podcast/freedom-real-estate-investing/id1042949677 So this was the living room that you just took a look at, and what we did to change this and just add the cosmetic fixes, it really brought a brand new life to this entry of this property. Let's take a look at the lower level. Now the lower level had darker paneling, it had some carpet laid halfway through it, it wasn't even attached it was just kind of laying on the tile floor. And it had some paneling and just I don't know if you can see in the picture but it had wallpaper on it, we started taking the wallpaper down before this picture but it just kind of looks really dated right? This is a perfect example of a cosmetic fix. Well let me show you what we did and what you can do to change this dramatically with just carpet, paint and changing the light fixture. So if you see in that picture it looks like a brand new property. It really sparkles and pazzazes. The only thing is that carpet was laid brand new and it had footprints in it from being brand new, just hadn't been swept yet, but other than that it really just changed the whole being of this lower property here. And number three the kitchen. Let's take a look at why this was the perfect fix and flip for a kitchen. Again you can see some of these cool delicious lights in here that we replaced but you see this kitchen and I want to show you the dramatic changes we did to this kitchen, are you ready? Nothing, all we did was clean the junk and debri off the top, out the inside of the cabinets, had the cleaners come in and clean it out and wash it down real good and that's it, that's all we did to the kitchen. Now these are the houses that I get real excited about that aren't complete tear outs and new kitchens and that kind of thing, but that's all we did to this kitchen. How to invest $10,000 is a common question I get. Investing ten thousand dollars can be a great opportunity. If investing in the stock market, do your research before deciding how to invest $10,000 you have to spare. This video should shed some light on how to invest ten thousand dollars. How To Invest $10,000 | 6 Ways… 1. Roth IRA If time is on your side, you should invest in a Roth IRA. This is a long term retirement investment that is separate from a traditional 401k. With a Roth IRA, taxes are paid ahead of time and the earnings grow tax free. If you are under 50 and earn less than $117,000 a year, you can contribute up to $5,500 towards a Roth IRA each year. One perk with a Roth IRA is that you can use up to $10,000 of earnings from this investment towards the purchase of your first home penalty free. 2. Invest $10,000 in Index Funds or Mutual Funds If you are looking to minimize risk and get exposure to the stock market, invest $1000 in a low fee index fund or mutual fund. Here is a surprising fact: From 1997 to 2012 all-index fund portfolios outperformed actively managed funds 83.4% of the time. Low cost index funds beat the professional stock pickers 83.4% of the time! The disadvantage to investing in a mutual fund or an index fund is there is little involvement on the part of the investor. This is a set it and forget it type of investment. 3. Real Estate Direct Ownership You can get started investing in real estate with $10,000. Leverage your money as a down payment on the property and rent it out each month. The other option is to buy the real estate and flip it after making repairs. This requires access to financing to make repairs. 4. Real Estate Investment Trust Many beginners invest in a REIT because it is as easy as trading a stock. A REIT is born when a trust is formed and the money from the investors is used to purchase, operate and sell income producing real estate properties. REITs trade on the major stock exchanges and operate similarly to a dividend stock. A REIT must pay 90% of the taxable profits in the form of dividends. 5. Invest $10,000 in a Stock Portfolio If you are looking to invest $10,000 in stocks, I recommend investing 25 to 40% in one blue chip stock, investing another 25 to 40% in another blue chip of a different industry and then investing the remaining 20 to 50% in one to three mid cap growth stocks. You want to avoid investing in penny stocks, small cap stocks, biotech and pharmaceutical companies. Until you have more experience investing in the stock market, stick to lower risk investments and think long term. 6. Get a Certification/Start a Business My favorite way to invest $10,000 is to invest in yourself. A few examples of this are a home inspection license, a real estate license and a private investigator license.
